مدیریت دارایی‌ها ادامه روند توسعه دانش نگهداری و تعمیرات (نگهداشت) با تمرکز بر چرخۀ عمر دارایی ها می‌باشد و امروزه به عنوان یک شاخۀ مهم در علم مدیریت و مهندسی شناخته می‌شود که سعی دارد با بکارگیری راهبردهای مدیریت دارایی، روش‌های مدیریت منابع انسانی، مدیریت تأمین تجهیزات، بهره‌برداری، نگهداشت، مدیریت قطعات یدکی، بهبود عملکرد، مدیریت ریسک، مدیریت هزینه، حداکثر ارزش ممکن را در بلندمدت از دارایی‌های سازمان بدست آورد. دراین راستا سازمان جهانی استانداردسازی (ایزو) اقدام به تهیۀ استانداردهای جامعی دراین حوزه نموده است.

مدیریت دارایی های استراتزیک و عملیاتی:

توسعه استراتژی سرمایه گذاری بلند مدت
توسعه استراتژی تعمیرات بلند مدت و کوتاه مدت
آنالیز کلاس های مختلف ریسک (ایمنی، محیط زیست، مالی و غیر ) و مدیریت کیفیت.
برنامه ریزی کوتاه مدت و بلند مدت برای هر یک از دارایی ها (از قبیل کلید ها) یا دسته ای از آن ها (پست ها، ناحیه ها، منطقه ها و غیره)
آنالیز تاثیر مد خرابی یا FMEA که اجازه می دهد پتاسیل نقاط ضعیف سیستم پیدا شود.
شبیه سازی هزینه چرخه عمر یا LCC گروهی از دارایی ها یا یک دارایی خاص با استفاده مدل عمر ثابت.
تخصیص بودجه برای استراتژی مدیریت دارایی.
نرم افزاری جامع برای برنامه ریزی بودجه با کمک سناریوها و حساسیت ها.
ارزیابی حساسیت و الویت بندی دارایی ها با سیستم های ارزیابی با تطبیق پذیری بالا.
